GAT Delivers Independent Valuation of 20 HSBC Branches Supporting the Real Estate Portfolio Behind Emirates NBD's Landmark Banking Expansion

The acquisition of HSBC Egypt's retail banking business by Emirates NBD Egypt marks one of the most significant banking transactions in Egypt's recent financial landscape. While such transactions capture headlines for their strategic and financial impact, they are built on a critical foundation: the independent valuation of the underlying real estate assets.


Prior to the public announcement of the transaction, Global Appraisal Tech (GAT) completed the independent valuation of a geographically diversified portfolio comprising 20 operational HSBC branches across Egypt—15 branches in Greater Cairo, four in Alexandria, and one in the Red Sea Governorate. The assignment demonstrated GAT's ability to execute complex, multi-location valuation projects for institutional clients within a demanding timeframe.

Unlike the valuation of a single property, the engagement required assessing an operational banking portfolio spanning multiple commercial markets, each with distinct pricing dynamics, demand characteristics, and investment fundamentals.


Working in collaboration with Grant Thornton UAE as the international project partner, GAT coordinated site inspections, market research, property analysis, and valuation reporting to deliver a comprehensive institutional-grade assessment within approximately 11 weeks successfully. The engagement reflects GAT's capability to execute large-scale valuation assignments while working seamlessly alongside leading international advisory firms on high-profile projects.

The valuation was prepared in accordance with internationally recognized professional frameworks, including the RICS Valuation – Global Standards (Red Book), the International Valuation Standards (IVS), and the Financial Regulatory Authority (FRA) requirements.


Beyond determining market values, the assignment included an in-depth assessment of Egypt's commercial real estate market, evaluating office market performance, economic conditions, supply and demand dynamics, inflation, interest rates, taxation, and other key factors influencing property values. This ensured that every valuation reflected prevailing market conditions while meeting the professional standards expected for institutional real estate portfolios.
